The Southgate Crescent project involved specialist concrete repair works to a residential block in Bolsover, an area with strong historical ties to the late 19th- and early 20th-century coal mining industry. Commissioned by Dragonfly Management (Bolsover) Limited, the works were designed to restore and protect deteriorating concrete elements while enhancing the long-term durability, appearance, and performance of the buildings. All repairs were undertaken in accordance with a SIKA-approved specification and backed by a 10-year guarantee.

Southgate Crescent is a residential street situated in Bolsover, Derbyshire, a town with a rich history dating back to the medieval period. The towns development is likely tied to the town’s expansion during the late 19th and early 20th centuries, coinciding with the growth of the coal mining industry in the area.
Bolsover experienced significant growth following the establishment of the Bolsover Colliery Company in the 1890s, which led to the construction of housing to accommodate the influx of workers and their families. The architectural style of homes on Southgate Crescent reflects the typical design of that era, characterised by red-brick semi-detached and terraced houses. Today, Southgate Crescent remains a testament to Bolsover’s industrial heritage and continues to serve as a residential area within the town.
Work Undertaken
Scope of Works & Concrete Repair Methodology
The works undertaken at the block of four dwellings on Rogers Avenue involved a comprehensive concrete repair and protection process, implemented in accordance with a SIKA repairs specification. This high-quality refurbishment included a 10-year
guarantee, ensuring long-term durability and protection against environmental degradation.
The process began with the descaling and cleaning of the effected concrete surfaces to remove loose materials, surface contaminants and any deteriorated concrete. Once the surfaces were thoroughly prepared, a priming treatment was applied to ensure optimal adhesion of subsequent repair materials. Following this, a specialist concrete repair system was applied, incorporating repair mortar to restore structural integrity, and a corrosion inhibitor to protect the embedded reinforcement steel from further corrosion. A fairing coat was then applied to smooth the repaired surfaces and prepare them for the final protective layers. The final stage of the project involved the application of anti-carbonation coatings, which serve as a durable barrier to moisture and carbon dioxide; key contributors to concrete deterioration.
This full specification not only restored the aesthetic and structural performance of the concrete window surrounds but also significantly extended their service life, ensuring the block of dwellings on Rogers Avenue remain protected for years to come. The project has enhanced both the visual appeal and the long-term resilience of the buildings, contributing to improved resident satisfaction. Furthermore, it has set a strong precedent for future refurbishment schemes across the district, reinforcing the council’s commitment to maintaining high standards in housing stock.
